- Five-day late-fee grace period and the 10% cap on late fees
- Security deposit held in a deposit-only account, with the location disclosed at signing
- Move-out inspection rights and the no-show waiver language
- The written notice that you do not insure the tenant's belongings
- Entry rules and a 24-hour notice standard
- 14-day, 7-day, and 30-day notice periods in a one-page cheat sheet
- Optional bold-type waiver of notice for nonpayment
Check a late fee before you charge it
Most you can charge: $120.00
Earliest day to charge it: day 6, counting the due date as day 1 (rent due on the 1st means the 6th).
Where the Tennessee landlord-tenant act applies, no late fee can be charged until the five-day grace period ends. If day five is a Sunday or legal holiday, no fee applies when rent is paid the next business day.
Good to know
What format are the files?
Microsoft Word (.docx). They open in Word, Google Docs, and Pages, so you can edit and fill them in on a computer or print them.
Do the forms work in my county?
The lease is written to follow the Tennessee landlord-tenant act, which governs counties with a population over 75,000 (2010 census). In smaller counties, the same terms are a conservative starting point, and a Tennessee attorney can tell you what you may adjust.
Is this legal advice?
No. The kit gives general information and sample forms. Have a Tennessee attorney review the forms before you use them with real tenants. Laws change, and landlords are responsible for complying with the law that applies to them.
Can I use it on more than one property?
Yes. Use the forms on any properties you own or manage. You may not resell or redistribute the files.
How do I get the files after paying?
You land on a download page right after checkout, and Stripe sends a payment receipt to the email you enter. Save the zip right away. If you have trouble, email dadhomeservices731@gmail.com.

Important: The Tennessee Landlord Starter Kit provides general information and sample forms, not legal advice, and buying or using it does not create an attorney-client relationship. The forms have not been reviewed by an attorney unless this page states otherwise. Laws vary by county and change over time.
